As a part of our journey we can assist you in finding the best build-able lot but ultimately will lean on you to purchase the lot outside of our business together. Historically this will cost anywhere from $20,000 to $100,000 depending on the location, size, and complexity of your dirt!
Once we have a buildable lot in your inventory it’s time to start designing your dream home! We consider “The Design” phase to include Architectural Design, Structural/Civil Engineering, and Permitting. This cost will be anywhere from $40,000 to $70,000 depending on the location and complexity of your project. When approved, Cornerstone can help with delayed payment plans for some of these fees but ultimately this cost will not be a part of your “Build” cost.
We’re finally getting to the fun part! This cost will include everything it takes to transform your bare dirt lot into the beautiful creation you’ve been envisioning! Everything from grading to hanging the towel racks, Cornerstone builds most homes for $160 to $220 a square foot (measurement of the livable space). Upgrade options and home amenities will steer this pricing bracket.

Most of us have relied on traditional home loans for our previous home-buying experience. In the world of building a home, traditional mortgages are not usually an option. To bridge the gap between your dirt lot and moving in, you will rely on construction financing. These loans are short-term, interest-only products that cost between 6% and 12% APR. Once the home is built you will then refinance into a traditional mortgage.
